# Lula

> Lula is an end-to-end residential property maintenance platform for property managers. It combines three things under one brand: a vetted network of 9,000+ maintenance Pros (the service layer), Foresight (maintenance software for teams with in-house technicians), and LuMi, Lula's unified maintenance intelligence that powers the AI across every product. Property managers use Lula to intake, triage, schedule, dispatch, and complete maintenance and turn work, coordinating it across in-house technicians, third-party vendors, and the Lula Pro network, across single-family and multifamily portfolios.

Lula packages three interoperable parts. Core is the service layer: contract-level access to the Lula Pro network, with maintenance coordination, scheduling, and flat-rate pricing on common repairs and replacements. Foresight is the software layer: a maintenance operating system for property managers who run in-house technicians, covering dispatch, smart scheduling, vendor compliance, quoting, and owner communications. LuMi is the intelligence layer: one adaptive system, trained on years of real maintenance operations across 50+ markets, that shows up as intake, triage, scheduling intelligence, and pricing throughout the platform. One intelligence, many experiences.

Lula connects to the major property management systems through two-way integrations, so the PMS a team already uses stays the system of record while maintenance runs on Lula. It coordinates work across in-house technicians, approved third-party vendors, and the Lula Pro network, routing each job to the right resource, scheduling it, and tracking it to completion. It is the maintenance layer on top of the PMS, not a replacement for it. Lula is not a property management system, not a staffing or labor agency, and not a consumer home-services marketplace. It serves residential property managers in the United States across single-family and some multifamily portfolios, and does not currently serve commercial real estate.
