When the office closes
The on-call phone is the problem
Most after-hours coverage comes down to a coordinator carrying the on-call phone, or an answering service that takes a message and passes it along in the morning. Both leave the hardest part with your team. Your call volume does not drop when the office closes. Your capacity to handle it does.
The triage call lands on a sleeping person
Someone has to decide, half awake, whether a leak is a burst pipe or a drip. Get it wrong one way and you pay overtime for a job that could have waited. Get it wrong the other way and it is a flooded unit and an insurance claim by morning.
The calls that were never emergencies
A disposal that hums and a thermostat set wrong still cost your coordinator a night of sleep. Route every after-hours call to a personal phone and burnout follows, then turnover.
A message is not a work order
“Unit 4B has a leak” tells your morning team nothing. No photo, no access notes, no urgency. The day starts with a callback to ask the questions that should have been asked at midnight.
The triage decision
See how three real calls get routed
Same phone number, same hour of the night, three different outcomes. The decision in the middle is the expensive part of after-hours coverage.
Full detail captured. Nobody is contacted tonight.
Made safe now, first job of the morning.
Escalated and moving before your team reads a message.
Garbage disposal stopped working
Confirms the resident and unit. Walks them through the reset button and the breaker. Checks for standing water or any sign of a leak under the sink.
No safety risk, no active damage, one unit affected. This waits.
Logs the full detail, the photo, and the access notes, and creates a work order for the morning.
Water heater leaking onto the floor
Immediately walks the resident to the water shutoff valve and confirms the water is off. Establishes who is at risk, how much water there is, and where the unit sits in the building.
A second-floor unit leaking onto the unit below is active damage and escalates now. A basement utility room with the water already off is urgent for first thing.
Damage risk goes to your on-call contact with the shutoff already confirmed. Everything else becomes a priority work order queued for the morning.
No heat, hard freeze overnight
Runs initial diagnostic checks: thermostat settings, breakers, HVAC filters, and pilot lights. Confirms the interior temperature, the outside forecast, and who is in the unit.
Habitability and freeze risk. This will not hold until 8 a.m.
Escalates and moves to dispatch, with a network of 9,000+ Lula Pros across 50+ markets underneath it.
The triage decision is the expensive part of after-hours coverage. That is the part LuMi takes off your team.
Works with your stack
Work orders land where your team already works
LuMi works alongside the software you already run, with two-way integrations into the major property management platforms, so nothing gets re-keyed in the morning.

You stay in control
You set what wakes your team
Escalation is yours to define. You decide what counts as an emergency for your portfolio, which issues reach a person at night, and who that person is. LuMi handles everything under that line and has it documented and waiting in the morning.
Residents keep a way to reach a human throughout. LuMi offers a live agent when the conversation calls for it, and any resident can ask to be routed to one.
Frequently asked
After-hours coverage questions
Do residents know they are talking to AI?+
Yes. LuMi identifies itself at the start of the call. Residents can ask for a live agent at any point, and LuMi offers one when the situation calls for it.
Does this replace my maintenance coordinator?+
No. It removes the after-hours load from them. Coordinators keep the judgment calls that need judgment and stop fielding the ones that do not. You set the escalation rules that decide which is which.
What happens if I already use an answering service?+
LuMi can run as your after-hours intake without changing your daytime setup. Most teams start with nights, weekends, and holidays and expand from there once they see where the calls land.
Do you cover my market?+
Lula operates in 50+ US markets. Intake and triage work anywhere. Dispatch to a Lula Pro depends on market coverage, which we will confirm on the call.
What if the resident does not speak English?+
LuMi does support Spanish via telephone, but is not yet enabled through the online interface.
Is there a setup fee or a per-call charge?+
Lula does not charge tenants, property managers, or owners on a per call or request basis. Costs are only incurred when work has been completed at a property.
