Do residents know they are talking to AI?+

Yes. LuMi identifies itself at the start of the call. Residents can ask for a live agent at any point, and LuMi offers one when the situation calls for it.

Does this replace my maintenance coordinator?+

No. It removes the after-hours load from them. Coordinators keep the judgment calls that need judgment and stop fielding the ones that do not. You set the escalation rules that decide which is which.

What happens if I already use an answering service?+

LuMi can run as your after-hours intake without changing your daytime setup. Most teams start with nights, weekends, and holidays and expand from there once they see where the calls land.

Do you cover my market?+

Lula operates in 50+ US markets. Intake and triage work anywhere. Dispatch to a Lula Pro depends on market coverage, which we will confirm on the call.

What if the resident does not speak English?+

LuMi does support Spanish via telephone, but is not yet enabled through the online interface.

Is there a setup fee or a per-call charge?+

Lula does not charge tenants, property managers, or owners on a per call or request basis. Costs are only incurred when work has been completed at a property.
