Flat-Rate Handyman

Know the cost before the work starts

Handyman services just got easier. Handyman jobs are now scoped ahead of time, with defined prices and published in a catalog so you’ll know the cost of the job before the Pro is dispatched.

What it costs

A look at the pricing

Four of the services on the catalog, with the scope each price covers.

$200

Replace Garbage Disposal (Like-for-Like)

Disconnect power and plumbing from the old disposal, install the new unit onto the mounting ring, wire and connect plumbing, and test for leaks.

$150

Replace Lockset (Knob or Deadbolt)

Install the new hardware into the existing bore holes and test from both sides.

$264

Replace toilet

Shut off water and remove the old toilet, set a new wax ring, install and secure the new toilet (Lula-purchased from Home Depot), connect the water supply, and test flush and fill.

$54

Dryer Vent Cleaning

Roto-clean the vent with standard access and confirm the interior is fully cleared.

Every handyman job is assessed a $75 charge. Only one service fee is assessed per job, regardless of how many service lines are completed or trips required.

Sixteen more services are priced and available today with more being added soon.

Plumbing, electrical, general maintenance, HVAC, doors and windows, and garage work. We will walk you through the full catalog against the repairs your portfolio actually runs.

The same price in every market

Customer-facing pricing is standardized. One rate card across every market you operate in.

A defined scope on every service

Each price is tied to written scope, so a job is not renegotiated once a Pro is on site.

Built from real job data

Priced from more than six years of completed Lula jobs, market labor benchmarks, and current parts costs.

How the pricing was built

Priced from what the work actually costs

Every price in the catalog is built from three inputs.

Completed job history

More than six years of finished Lula work orders sit behind the catalog, so a price reflects what the job has actually taken across thousands of properties.

Market labor benchmarks

Labor is checked against benchmarks across the markets Lula operates in, so one rate card holds up in every one of them.

Current parts costs

Materials are priced from current retail costs for the parts a Pro actually installs on the job.

Three steps

How a flat-rate job runs

Handyman services standardized to give you consistent pricing.

1

A repair request submitted from a phone

Request the job

Submit the work order the way you already do, through your PMS integration or directly in Lula.

2

A quote with the flat price locked before work begins

Know the price up front

If the request matches a catalog service, the flat price and scope are set before a Pro is dispatched. Anything else starts with a diagnosis, and you’ll only see a quote to approve if it runs over your NTE.

3

A vetted Pro scheduled on the calendar with a toolbox

Work gets scheduled

A vetted Pro is assigned and scheduled, and the invoice matches the price you approved.

Who does the work

A vetted Pro, at the price on the quote

A flat price only holds if the work is held to the same scope every time. Every service in the catalog carries a written scope, and the Pros who run it are vetted before they take a job in your portfolio. What gets done stays consistent no matter who is dispatched.

Frequently asked

Questions about flat-rate handyman work

Is the price the same in every market?+

Yes. Customer-facing pricing is standardized, so a service costs the same in every market Lula operates in. That consistency does the most work on a multi-market portfolio, where the same repair used to come back at a different number in each metro.

What if the job I need is not in the catalog?+

No worries, Lula is able to handle the requests as usual. If there’s a service not yet in the catalog, it’ll be billed on a hourly basis.

What happens if the work turns out to be more complicated than the scope?+

The flat price already accounts for average complexity, so a job running slightly long changes nothing. If the work falls genuinely outside the written scope, it goes through a structured approval path before anything further is done.

Do these prices change by season or by market?+

No. One rate card covers every market Lula operates in, and a published price holds until the catalog itself is updated.

When does the rest of the catalog launch?+

Over the course of the year. The catalog grows past 450 services, and the highest-frequency work is going out first.

Do I have to do anything differently when it comes to handyman requests?+

No, you don’t have to do anything diffrently. If the request falls within the flat-rate handyman catalog, then that pricing will be applied.
