Flat-Rate Winterization

Winterize before the first freeze

Frozen pipes do the most damage in empty homes, because nobody’s there to catch the leak. Lula Pros shut down, drain, and protect every water line so your home stays safe until it’s ready for its next resident.

Inside the home

RV antifreeze in every trap and toilet, toilets taped shut, the water heater drained and shut off, and the furnace set to 55°.

Photos on every visit

Each step of the 10-step checklist is documented, so you have proof your home is protected.

Winterization is designed for vacant and unoccupied units. Additional costs apply for needed repairs, which are quoted separately. The water meter is disconnected and left at the meter location; it is never removed.

The same flat rate in every market

Flat-rate pricing holds across the markets Lula serves, so a scattered portfolio budgets winterization once.

A defined 10-step scope

Every home gets the same written checklist, so the work is the same no matter which Pro is dispatched.

Repairs quoted separately

If a Pro finds a needed repair, it is quoted on its own, so added spend is approved before it happens.

Each winterization includes

The same checklist runs in every vacant unit, and every step is photographed.

Frequently asked

Questions about flat-rate winterization

Which properties qualify for flat-rate winterization?+

Winterization is designed for vacant and unoccupied units, such as homes between residents or homes waiting on a renovation or sale. An occupied home needs heat and running water, so it is not winterized.

What happens if the Pro finds a problem during winterization?+

The $169 flat rate covers the 10-step checklist. A needed repair, such as a leaking fitting or a shutoff valve that will not close, is quoted separately. Added scope runs through not-to-exceed (NTE) authorization, so the Pro proceeds only within a spend limit you approve.

When should vacant homes be winterized?+

Before the first hard freeze in each market. Lula schedules from your unit list, so sending the full list early puts every home on the calendar before temperatures drop.

How do I turn a winterized home back on for a new resident?+

Dewinterization is part of the same Seasonal Maintenance category in Lula’s flat-rate catalog. Request it the same way you requested winterization, ahead of the move-in date.

I already work with Lula. How do I schedule winterizations?+

Send your account manager your unit list. Lula schedules every home on it before temperatures drop, and each one is billed at the flat rate.
