Winter finds the weak units

Heat gets called on for the first time in months and the marginal units fail together, in the same cold week. What could have been a planned visit becomes an after-hours emergency with a resident in the cold.

A vacant unit at turn is the cheapest time to replace anything.

Illustrative examples. Each tune-up includes a furnace or air handler Health Report detailing unit age, life expectancy, and an estimated risk-of-failure score. The risk assessment is provided by a third party and is subject to data availability.

Seasonal tune-up questions

What equipment is covered?+

Gas furnaces, air handlers, and heat pumps. Heat pumps follow a slightly different scope, because the refrigerant and temperature-split checks carry more of the visit. Oil furnaces, mini splits, PTAC units, and boilers sit outside this program.

How do I send the units?+

Submit a standard maintenance work order per unit the way you do today, or send one sheet for the whole portfolio. Your account manager has the template. Four fields per property: address, not-to-exceed, access instructions, and a resident contact.

What if a home has more than one system?+

Additional costs apply for homes with multiple units. Send the property once and note the number of systems, and it comes back with a report per unit.

Do I have to tell my owners first?+

Owner approval is yours to manage. Your account manager has an owner-facing one-pager you can send under your own brand, with or without pricing shown, so you can present it the way your management agreement requires.

What happens if a repair is needed on the visit?+

Anything under the not-to-exceed you set is completed on the same visit and itemized on the report. Anything above it comes back as a quote before work starts.

When should I get on the schedule?+

Tune-up demand peaks once the heating season starts, so the earlier a list lands the more of the season is still ahead of it.
