Pricing
How renovation pricing works
General contractors add a fee on top of the trades. Lula’s pricing is consistent from one project to the next, and your quote has no separate coordination line.
| Option | Coordination fee | Scope and price defined in advance |
|---|---|---|
| Run it yourself | Staff time | No |
| General contractor | Commonly 10% to 20% | No |
| Lula | None | Yes |
Every quote includes
- Line items by room
- Photos from the walkthrough
- A summary you can approve digitally
No cost. Scope changes need your approval first.

FAQ
Renovation questions from property managers
Do I need a general contractor to renovate a rental property?
Only if you want someone else to coordinate the trades. A Lula market manager does that coordination as a W-2 employee, and there is no general contractor fee. Lula also handles any municipal permits the work needs.
How much does it cost to renovate a rental property?
Square footage, finish choices and the age and condition of the home drive the price, along with the cost of someone to coordinate the trades. A general contractor typically adds 10% to 20%; Lula adds no coordination fee.
What happens if the scope changes after work starts?
Your market manager sends photos and a revised line item, and nothing extra is done until you approve it.
Do I need to use Lula for maintenance to book a renovation?
If you already use Lula, renovations run through the same account and invoice.
